NIINUTFS <br />PLANNING COMMLSSION <br />DECEMBER 9, 2004 <br />subject to compliance with the recommendations of the City Planner, the <br />City's Architectural Guidelines, and all Zoning and Building Codes. <br />Motion seconded by Weihe. <br />Motion carried 7 - 0. <br />I{nudsen recommended denial of the Variance to exceed the number of <br />wall signs allowed as requested by A & W at 3006 Rice Street based on <br />the fact that the Commission recommended the applicant meet with the <br />City Planner and develop a more acceptable signage plan and no new <br />submittals have been received, based on the recommendation of the City <br />Planner as outlined in his report dated November ll, 2004, and based on <br />the fact that there is no hardship present to warrant granting a variance. <br />Motion seconded by Wojcik.. <br />Motion carried 7 - 0. <br />FINAL PLAT Jon Whitcomb, Jon Wesley Investments, appeared before the <br />GERVAIS Commission requesting approval of the Final Plat for Geivais Hi11s <br />IIILLS which consists of twelve single-family lots. <br />The City Planner indicated that as part of the review of this development, <br />there was originally concern expressed relative to off site drainage. The <br />Final Plat as presented improves the general neighborhood drainage as <br />referenced in the City Engineer's report dated December 2, 2004. The <br />City Engineer has recommended approval of the Final Plat as submitted. <br />I{nudsen noted that originally the holding pond along County Road B-2 <br />was not part of the development. The plat was reconfigured and the <br />holding pond was added. <br />The City Planner indicated that that was correct. He noted that at one <br />point the City was requesting a larger holding pond than the one shown on <br />the .Final Plat. <br />Whitcomb indicated that the larger holding pond that the City was seeking <br />was compromising the size of the lots. As part of the negotiation with the <br />City, the holding pond was added, but at a smaller size. This holding pond <br />is still taking a large portion of the off-site water and improving the <br />situation for the larger area. <br />-2- <br />
