MINUTES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br />NOVEMBER 12, 2015 <br />Pursuant to due call and notice thereof a regular meeting of the Planning <br />Commission of Little Canada, Minnesota was held on the 12th day of <br />November, 2015 in the Council Chambers of the City Center located at <br />515 Little Canada Road in said City. <br />Vice -Chair Tom Duray called the meeting to order at 7:30 p.m. and the <br />following members of the Planning Commission were present at roll call: <br />PLANNING COMMISSION <br />ABSENT: <br />ALSO PRESENT: <br />Mr. Bill Buesing <br />Mr. Al Davison <br />Mr. Tom Duray <br />Mr. Jeff Heikke <br />Ms. Heidi Murphy <br />Mr. Nick Schwalbach <br />Mr. Steve Ledin <br />Mr. Steve Grittman, City Planner <br />Mr. Kevin Helander, Cable TV <br />Ms. Heidi Heller, City Clerk <br />MINUTES The October 8, 2015 Planning Commission meeting minutes were <br />approved as submitted. <br />PROPERTY <br />The City Planner reported that Tollberg Homes is seeking approval of a <br />DIVISION — <br />simple subdivision to split an existing single family, 1.28 acre parcel of <br />1 SINGLE <br />land located at 2940 Edgerton Street into two (2) lots. The zoning code <br />FAMILY LOT <br />for R-1, Single Family, has varying lot width requirements depending on <br />INTO 2 LOTS- <br />what kind of subdivision it is. The property presently has one single <br />2940 <br />family home with no garage on Parcel B, and the driveway is located on <br />EDGERTON <br />Parcel A. Parcel B will have to install a new curb cut and Parcel A can <br />STREET <br />either use the existing curb cut or move it to work with the new house. <br />The only notes in report are receiving approval from the City Engineer <br />about the proposed drainage easements. Staff recommends approval with <br />compliance of conditions. <br />Duray asked the Planner to explain the paragraph in the staff report <br />regarding access. The Planner stated that there is currently one curb cut <br />on Parcel A which the applicant can use or move for the new home to be <br />
