The current home does <br />not have a garage and the driveway is on Parcel A. <br />Duray asked about existing 9.9 foot setback for the current home. The <br />Planner stated that that is an existing condition so even though it doesn't <br />meet the code requirement for a 10 foot setback, it can remain as -is and it <br />doesn't affect the subdivision. <br />Nathan Jones, COO of Tollberg Homes, stated that they plan to demolish <br />the existing home since it is 80 years old and not in good condition, so the <br />non -conforming setback will go away and the new home will meet the <br />required conditions. They have no problem with the conditions in the staff <br />report. They want to start construction on one home yet this year. <br />Duray asked what type of homes will be built. Jones replied that the first <br />home will be a 4 -level style with 1460 square feet, and the price point will <br />be in the $250k-270k's. It will be less expensive that some of the other <br />new homes that have been built in Little Canada since it's on a busy road. <br />Duray asked if the large trees on the property will remain. Jones stated <br />that they are keeping all the trees possible, but will need to trim some <br />limbs for construction. <br />Lloyd Johnson, 2930 Edgerton Street, stated that several years ago, the <br />city code was changed to require lot widths to now be 85 feet. He asked <br />why this subdivision is allowing 75 foot wide lots, and will a variance be <br />given. He noted that it was his understanding that variances required a <br />burden, and what is the burden for this applicant. <br />The Planner stated that the zoning ordinance originally required 75 foot <br />wide lots for single family residential. The city later looked at the <br />remaining land and decided to increase the lot widths for new plats, where <br />several lots are being created. The code was changed to require 85 foot <br />wide lots for new plats, but still allowed 75 foot wide lots for simple <br />subdivisions that only created 1 or 2 new lots. The new code was written <br />to specifically exempt simple subdivisions or minor subdivisions, which is <br />the case here, so this subdivision meets the code for lot width of 75 feet <br />and no variance is needed. <br />Duray clarified that the applicant is not asking for a variance at this time, <br />and if they need one later for something they will need to go through the <br />planning process. <br />Ronna Johnson, 2930 Edgerton Street, asked where the new home on <br />Parcel B would be put and where would the driveway be. Jones stated that <br />they plan to first demolish the existing house, but will build the first house <br />-2- <br />
