Attachment F <br />WO havv reviewed a revised preliminary utility plan dated December G, 1994 for the above referencedproject, .please note that the project name has been changed to Cobblestone Village, This is our third <br />review of various submittals for this project, Please refer to our earlier review memos dated September <br />1.90 1994 and 'December 7, 1994, <br />Comments with a * are new, <br />SAI 1TA1t�Y SMIM <br />The ,general concept remains the same. Our comments are; <br />1) . It. .18 -acceptable to have portions of the sanitary sewer, on, private property, provided that <br />adequate easements..are dedicated and that buildings are not placed within the easements. An <br />appropriate permanent utility easement width for this line. is 40 feet, <br />2) The. City should own and maintain all sanitat lines downstream of the proposed manholes, <br />That is, the lines from clean outs to manholes. should be privately owned and maintained, <br />3) It may be wise to place restrictions on the building of decks and .other structures which could <br />be built within, the utility easements. <br />4) * Tbie existing cast/west sanitary sewer line at the south end of the site is, and will remain, <br />approximately 2$-27 feet deep. The nearest buildings cannot be within 30 foot of the centerline <br />of this pipe. <br />The general concept remains the same, dur comments are; <br />1) * Proper hydrant coverage is not provided, All sides of ,all buildings must be within reach <br />of a 2501 fire hose connected to a fire hydrant. <br />STORM SR"�R AND DRAINAGE <br />The general concept remains the same, Our comments are; <br />1) * All pipe chat, when excavated, would undermine a building with a 1:1 slope, must be placed <br />In a steel cAsing, The storm sewer proposed between units 22 and 23 is shown In casing, A <br />M"d 'QSSV T Q0H1QDN0G TT£x SM ETT TT -ITT i76ST^8u-E'C <br />
