MINUTES <br />CITY COUNCIL <br />MAY 2G, 2004 <br />THE VILLAGE Fahey opened the public hearing to consider Final Stage PUD for <br />AT LITTLE the first office/retail building on the northeast corner of Rice Street <br />CANADA - and Little Canada Road as well as Concept and Development Stage <br />SHERMAN PUD, Architectural Review, and Preliminary and Final Plat for the <br />ASOCIATES office/retail development known as The Village at Little Canada being <br />developed by Sherman Associates. The Planning Commission has <br />recommended approval. <br />There was no one present from the general public wishing to comment on <br />this matter. <br />Upon motion by Anderson, seconded by Montour, the public hearing was <br />closed. <br />Anderson asked if US Bank was going to participate in the project. The <br />City Administrator indicated that at this point they are not going to <br />participate. However, the option will be available to them at any point in <br />the project. <br />Blesener asked about additional parking for the first building. The City <br />Planner replied that Sherman Associates is agreeable to expanding the first <br />phase of the project to provide for this additional parking. Blesener <br />expressed concern that a shared parking arrangement between office uses <br />and restaurant uses may not work if the restaurant has a large lunch <br />business. The City Planner indicated that as development details progress, <br />the City will be able to address what uses will be a good fit. The City <br />Administrator indicated that staff has informed Sherman Associates that a <br />restaurant use may not work, especially if the US Bank site is not involved <br />in the redevelopment. <br />Blesener noted the close proximity of one of the driveways to the <br />intersection. The City Engineer reported that driveway locations meet <br />County requirements. Blesener noted that if US Bank were part of the <br />project, that driveway location could be eliminated. Fahey noted that if <br />iJS Bank joins the project, that issue can be addressed. <br />Mr. Blesener introduced the following resolution and moved its adoption: <br />RL'SOLUTION NO. 2004-5-[ ll7 -APPROVING, TILE FINAL, STAGE <br />PUD FOR THE FIRST OFFICE/RETA77 BUILDING ON THE <br />NORTHEAST CORNER OF RICE STREET AND I ITTLE CANADA <br />ROAD AS WELL. AS CONCEPT AND DEVELOPMENT STAGE PUD, <br />ARCHITECTURAL. REVIEW, AND PREIIMINARYAND FINAL. <br />PLAT FOR THE OFFICE/RETAIL. DEVE7 OPMENT KNOWN AS <br />THE VILLAGF, A7ZITTLE CANADA SU73.IECT TO COMPLIANCE <br />WITH THE RECOMMENDATIONS OF THE PLANNING <br />COMMLSS7ON, CITY PLANNER, AND CITY ENGINEER AND <br />17 <br />
