Resolution declared adopted.
CONCEPT Mayor Fahey opened the Concept Review for Hamel Court, asingle-
REVIEW - family development consisting of from four to eight single-family lots.
HAMEL It was noted that the Planning Commission recommended approval of
COURT Revised Concept B, consisting of eight lots, with Concept A as an
alternative.
I{ris Krengel, representing the Hamel family, reported that in addition to
the Hamel property, they are negotiating a purchase agreement for the tri-
plex property to the north. Developing both of these sites would allow for
the eight-lot development. However, given that the purchase of the tri-
plex property has not been finalized, Krengel requested that the Council
also consider Concept A as well.
Blesener noted that it appears the proposed cul-de-sac abuts the Leibel
property. Krengel reported that the drawing is preliminary at this point,
and the cul-de-sac will likely move away from the Leibel property.
Fahey asked if there was any additional developable land that should be
considered as part of this proposal. Krengel reported that given the grades
of the property to the east, there is no additional developable land to add.
I{rengel pointed out that they are proposing access for these lots Twin
Lake Road. Given the steep grades to Twin Lake Blvd., Krengel did not
feel it was practical to have the access come in from that direction.
Blesener expressed concern with adding eight houses onto a long cul-de-
sac, and felt that access from Twin Lake Blvd. would be preferable.
Fahey suggested that the City Engineer look at the grades and comment on
whether or not it would be feasible to bring the access in from Twin Lake
Blvd.
