MINUTES <br />CITY COUNCIL <br />JUNE 24, 2003 <br />The foregoing ordinance was duly seconded by Blesener. <br />Ayes (4) Anderson, Blesener, Montour, Fahey. <br />Nays (0). Ordinance declared adopted. <br />RCCESS At this point in the meeting, 8:35 p.m., Council took a short recess. The <br />meeting was reconvened at 8:40 p.m. <br />FINAL PLAT Mayor Fahey opened the public hearing on the Final Plat and Final Stage <br />& FINAL PUD for The Villa's at Little Canada, a 52-unit townhome development <br />STAGE PUD - proposed by George Sherman, Sherman Associates. <br />THE VILLA'S <br />& George Sherman appeared before the Council and reported that he has met <br />THE VILLAGE with the City Administrator to discuss concerns that have been expressed <br />AT LITTLE relative to The Villa's. Sherman stated that he would like direction from <br />CANAllA the City Council as to how to proceed with the townhome development to <br /> resolve the concerns that have been raised. These concerns include mix of <br /> units and driveway dimensions. Addressing these concerns will result in a <br /> reduction in the number of units which also impacts the economics and the <br /> amount of TIF that will be generated by the townhomes. <br />Sherman presented a revised townhome concept which he reviewed with <br />the Council. He noted that the new concept reduces the number of two- <br />story units with stairs accessing the living area ("C" unit). The only two- <br />story of this nature consist of 8 units along Little Canada Road. Sherman <br />pointed out that the height of these units provides for a good transition <br />from The Lodge on the west and the Lakeside on the east. Sherman asked <br />the Council if they were agreeable to retaining this "C" style unit along <br />Little Canada Road. Council was agreeable. Sherman pointed out that the <br />other "C" style units that had been proposed within the plat have been <br />replaced with "D" style units. <br />Blesener indicated that he had a concern that the garage width on the "C" <br />style unit was too narrow. Blesener indicated that he looked at a similar <br />style unit in Sherman's Shoreview development. Sherman indicated that <br />the garage width for The Villa's development may be wider, and indicated <br />that he would look at that issue and, if needed, widen the garage. <br />Sherman indicated that another issue of concern was driveway depth, and <br />indicated that the City wants the driveways at least 24 feet deep. Sherman <br />indicated that in order to accommodate 24-foot deep driveways, roads <br />have been shifted, the pond has been turned, and some units have been <br />eliminated. Driveways now all have a minimum of 24 feet of depth. <br />12 <br />
