MINUTES
CITY COUNCIL
JUNL 24, 2003
Another issue raised is the distance between side-loaded garages. There
are five on the plan which have 48 feet of separation. Stall' has
recommended a minimum of 60 feet of sepa~~ation. Sherman asked the
Council's position on this issue. He noted that as a result of the changes
made thus far, the number of townhome units has been reduced from 52
down to 44.
The Council discussed the issue of the 48 feet versus 60 feet of separation
between the fronts ofside-loaded garages. Sherman suggested that one
option would be to provide a blacktopped turning pad. After discussion,
the Council's consensus was to require a minimum 60-foot separation on
as many of the side-loaded garages as possible. It was noted that there are
five pairs of side-loaded garages. The Council indicated that if the 60-foot
separation or close to it can be achieved on four of the five pairs, that
would be acceptable.
Fahey noted that the concerns that have been raised with The Villa's relate
to quality of life issues. He felt that the 52-unit proposal was too dense,
and felt the adjustments being made would result in a better development.
While there is the financial impact of re~ucing the number of units, Fahey
stated that he wanted to ensure a quality development and stated that the
City would be willing to work with the developer on the economic issues.
Fahey asked about the exterior treatments for the townhomes. Shermvr
indicated that he would be using materials similar to those being used on
The lodge.
Sherman indicated that the reduction in number of units will impact the
amount of TTP assista~ice that will be generated. This impact will be offset
somewhat by ate increase in the value of the townhomes, but the impact
will not be totally offset. Sherman noted that the economics of the
townhomes and the commercial development on the north has never been
easy.
Anderson asked whether water levels would be maintained in the pond.
Sherman indicated that they will either provide a water filling method for
the pond or will provide an escrow for that purpose. He indicated that he
is looking at the possibility of installing a clay liner in the pond to provide
for water retention.
Sherman indicated that he will redraft plans for The Villa's based on this
evening's discussion, and will present them to the Council at their next
meeting.
Mr. Fahey introduced the following resolution and moved its adoption:
13
