04/04/05 12:10 FAX 6518449446 HRG -~ LITTLE CA f~j002
Planning Commission
April 4, 2003
Page Two
10. The slopes north of the building are close to 2 to 1, which would make it difficult to maintain
this area. If possible, these slopes should be lessened. In addition, the developer should
attempt to bring the water north of the building into the pond by grading of the Swale
around the northeast comer of the building.
11. Information should be given as to where the discharge from the pond outlet is routed. In
addition, an emergency overflow should be shown for the pond. It also appears that an
easement may be necessary from the adjacent property to allow for the discharge of storm
water and the construction of the pipe-
12. It appears an easement must be obtained from the adjacent property to allow for access
into the loading docK area for Aldi Food Market. In addition, an easement must be granted
for the storm water line from CB 1 into the storm water pond.
13. A hydrant extension will need to added to the hydrant directly north of the southernmost
driveway when the ditch is filled. In addition, the Fire Chief should give comment as to if
additional fire hydrants will be necessary within the property.
1~}. A curb stop must be added to the 1-inch domestic service and a valve added'~o the 6-inch
ductile iron pipe past the domestic water service to allow the individual shut off of each. An
easement must be granted for City access to both shut-offs.
15. A clean out should be added to the 6-inch sanitary line in the median approximately 50 feet
north of the proposed sanitary manhole.
16. A minimum of 4.3 cubic yards of riprap should be used at the end of all 12-inch flared end
sections and a minirnutn of 5.2 cubic yards should be used at the end of the 15-inch flared
end section. All riprap should be Class 3 and flared end sections equipped with a standard
galvanized trash guard.
17, All bolts used for watermain construction should be stainless steel.
1$. The curve numbers used over the proposed site appears to be slightly low. In addition the
entire parking lot should be directed to the pond as noted in a previous comment. These
two factors will require modifications to the pond. We will contact the developers engineer
regarding this issue.
19. Approval will also need to be obtained from the Ramsey Washington Watershed prior to
any construction.
If you have any questions regarding the above comments, please feel free to call.
Sincerely,
Howard R_ Green Company
~~
Lee Elfering, P.E.
City Engineer
I_v-040403•Planning Commission Howard R, Green Company
