The submittal documents were prepared by E.G <br />Rud & Sons, Inc. and Plowe Engineering, Inc. and include the preliminary plat and a site <br />grading, drainage, and utility plan. Based upon cur review and conversations with the Public <br />Works Director, we would offer the following comments: <br />PreliminaN Plat <br />1. A 6-foot drainage and utility easement should be provided along all side lot lines and a <br />10-foot drainage and utility easement along all front and back lot lines. <br />2. The right of way widths for Twin Lake Road should be verified and shown accurately. <br />3. The City planner should comment on the required setbacks from Twin Lake. <br />4. The horizontal curve radii should be increased on the proposed Hamel Court to allow for <br />more gradual curves. If necessary a tear shaped cul-de-sac could be used. <br />5. Drainage and utility easements should be provided for all storm sewer pipes and pond <br />areas. <br />Preliminary Plan <br />1. The proposed grading should be revised at the south end of the development east of <br />Twin Lake Road to prevent runoff onto the adjacent property. <br />2. All storm sewer' under the street or curb should be Reinforced Concrete Pipe {RCP), <br />HDPE pipe will be allowed in boulevard areas. All storm sewer pipe downstream of CB <br />#2 should be a minimum of 15-inches. The flow direction indicated on the pipe betvdeen <br />CB #1 and CS #2 appears to be incorrect. <br />3.
