MINUTES <br />PLANNING COl\9MISSTON <br />JUN)L 12, 2003 <br />Roycraft asked if Inman was aware of the costs for putting Allan Avenue <br />in and if he was willing to absorb the total cost. Inman replied that bids <br />have not yet been obtained for the improvement, but pointed out that it <br />will be less expensive to put the street in privately. Inman again expressed <br />concern that he was being required to dedicate 25 feet for the future <br />improvement of Leeward Way as it abuts the two lots he is proposing. <br />Inman questioned why the Lancette's are not being required to make the <br />same dedication. <br />Keis pointed out that while the hvnan's are seeking a plat approval at this <br />time, the Lancette's are not. <br />The Tnman's disputed the City Engineer's recommendation relative to a <br />cut-de-sac at the end of Allan Avenue, pointing out that a temporary cul- <br />de-sac was required for Leeward Way. The Ltman's indicated that Allan <br />Avenue will connect to Leeward Way at the time that it is extended. The <br />lnman's again stated their opposition to dedicating 25-feet ofright-of--way <br />for the future extension of Leeward Way abutting the two proposed lots. <br />The Planner again explained the need to conform to the thoroughfare plan <br />for the area and that this subdivision presents the opportunity to acquire a <br />portion of the needed right-of--way for Leeward Way. No right-of way is <br />being requested of the Lancette's at this time because they have not <br />requested a subdivision of their property. <br />Duray pointed out that platting the 25 feet as an outlot should address the <br />Inman's concerns as they would be able to retain title to the property until <br />Leeward Way is extended. <br />Lunan again oUjected to dedication of the 25 feet pointing out that the <br />Lancette's are not being required to dedicate their half of the right-of--way. <br />Keis noted that the Lancette's are not requesting any platting or zoning <br />actions. Keis pointed out that Inman's are making a request; therefore, it <br />is the City's opportunity to obtain a portion of Che Leeward Way right-of- <br />way. <br />Eric Weisman, Edgerton Street, took issue with the way that Little Canada <br />is being developed and urged the Commission to consider more <br />responsible development. Weisman noted that development can he either <br />regressive or progressive. He felt it very critical that trees be retained in <br />the City for both humans and wildlife. Weisman urged the Commission to <br />keep in mind the other creatures that live in Little Canada and to leave six <br />to eight trees on properties being developed. <br />-7- <br />
