MINUTF,S <br />PLANNING; COMMISSION <br />JUNU 12, 2003 <br />Duray moved to gable action on the hinal Plat for The Preserve until the <br />Planning Commission's July 10, 2003 meeting as requested by the City <br />Council. <br />Motion seconded by Wojcik. <br />Motion carried 7 - 0. <br />I2>/C>JSS At this point in the meeting, 8:45 p.im., the Commission took a short <br />recess. The meeting was reconvened at 8:50 p.m. <br />FINAL PLAT George Sherman, Sherman Associates, appeared before the Council <br />& FINAL relative to the 1^inal Plat and Final Stage PUD for The Villa's at Little <br />STAGT PUD - Canada, a 52-unit townhome development. Sherman began with a <br />"Clam VILLA'S detailed review of the City Planner's report dated June 4, 2003, <br />specifically the recommendations beginning on page 6 of that report. <br />Sherman indicated that recommendations I, 2, and 3 were acceptable. <br />With regard to recommendation 4, he noted that a contiguous sidewalk has <br />been added throughout the development. As a result, there are Chree units, <br />making up one building, ihat are less than 20 feet from the sidewalk, but <br />are still 22 feet from the curb. Sherman noted That the garages on the end <br />units could be turned, but the unit in the middle cannot be moved given <br />the adjacent wetland area. The Planner suggested that shifting the street <br />slightly would resolve the problem. <br />With regard to recommendation 6, Sherman noted that there are five <br />buildings where the space between the faces of adjacent side loading <br />garages are at 44 feet. To increase that spacing to 48 feet would cause the <br />loss of some units. Sherman felt that this was the only reco~mnendation <br />made by the City Planner that could not be met. <br />Sherman indicated that recommendations 7 and 8 were acceptable. With <br />regard to recommendation 9, Sherman indicated that he is working with <br />City staft~on either installing a connection to keep the pond filled, or <br />providing an escrow to ensure conversation to a wet pond if it is <br />determined that a wet pond is needed in the future. With regard to <br />recommendation 10, the preferred connection for the sidewall: is Little <br />Canada Road given the City's streetscape improvements on that road. The <br />Planner indicated that this recommendation should be eliminated. <br />Sherman indicated that reconvmendation I I isacceptable. <br />Recommendation 6 was discussed in detail and the consensus was that the <br />garages could be tinned slightly to cut the tmroing radius in the driveways. <br />-9- <br />
