Hownrc~ R. ire--r~~ ~' <br />C c Company <br />June 5, 2003 <br />File: 818600)-0325 <br />Honorable Chair and Planning Commission <br />City of Little Canada <br />515 Little Canada Road East <br />Little Canada, MN 55117-1633 <br />RE: THE PRESERVE CITY OF LITTLE CANADA <br />Dear Planning Commission Members: <br />As requested, we have reviewed the resubmitted package for the proposed "The <br />Preserve" development located east of McMenemy Street between the wetland and <br />Viking Drive. The submittal documents were prepared by ProTerra Design Associates <br />and Metro Land Surveying and Engineering and include a plat and preliminary plans. <br />The plans are dated May 24, 2002 however; revisions are noted as being completed <br />May 27, 2003. Based upon our review and conversations with other City staff we would <br />offer the following comments: <br />Preliminary Plat <br />1. As on the original plat the proposed street right of way still lies within the Williams <br />Pipeline Easement. A minimum of 50 feet of street right of way should be dedicated <br />outside of the Williams easement. This may affect the lot layout on the west portion <br />of the plat. <br />2. The detail provided on the plat for drainage and utility easements indicates the <br />granting of a 10-foot drainage and utility easement on the back of all lots. However, <br />only a 6-foot easement is shown on the platted lots. <br />3. As previously requested, a 30-foot drainage and utility easement should be granted <br />over the existing 20-foot Mn/DOT drainage easement already existing near the east <br />end of the plat. The 30-foot easement should be centered over the existing pipe <br />centerline, <br />4. A minimum of a 20-foot drainage and utility easement should be granted between <br />Lots 1 & 2. This easement should be centered over the storm sewer pipe from the <br />street to the pond. <br />5. The property owners to the west of the proposed Preserve Trail question the west <br />line of the proposed plat along their property.
