Sherman repoirted Chat he has presented a couple of concepts to the <br />City <~dministrator. He reviewed the proposed street deli<xn noting that <br />there are two access points on Little Canada Road. If in the future the <br />Winter property is incorporated into the townhome project, then streets <br />can be extended to provide access to Rice Street. <br />Sherman reviewed the Planners comments regarding building types and <br />noted that the townhomes consist of three basic building types, two-story, <br />I-story, and walkout ramblers. <br />L7 response to the Flannel's recommendations relative to street, driveway, <br />and parking stall dimensions, Sherman indicated that they will widen the <br />proposed 18-foot streets to 24-feet. I{eis asked if there would be a cul-de- <br />sac at the end of the short street legs show on the plat. The City Planner <br />indicated that while cul-de-sacs are not proposed, there would be some <br />turn-around mechanism at the end of these streets. Sherman noted that <br />they are planning to do athree-phased development of the townhome <br />project. He indicated that he will be contacting the Winters to determine if <br />they are interested in developing their property. At the time the third <br />phase of the townhome development proceeds, there is the possibility that <br />it could be part of the project. Regardless, however, access will be <br />provided to allow for future development of the Winter property. <br />The City .Planner noted that the City wanted to ensure that there was <br />provision for the firture development of the Winter property. <br />With regard to the comments about driveway dimensions, Sherman <br />indicated that all driveways are at (east 20 feet in length. The Planner is <br />recommending a minimum length of 25 feet. Sherman noted Chat the <br />development is rather intense, and he did not thinl: that a 25-toot length <br />could be met for all driveways without impacting the density of the <br />development. The Planner noted that the purpose of this recommendation <br />is to ensure that cars parked in the driveway do not hang, out over the curb. <br />The Planner indicated that in no case should the driveway length be less <br />than 30 feet. Sherman indicated that a number of the drivewav leneths are <br />25 feet, but a few are at 30 feet. Of the 52-townhome units, Sherman <br />estimated that 10 of the driveways do not meet the 25-foot length <br />recommended by the Planner.
