He indicated that various routing options are being explored with <br />the City )engineer and Public Worts Director. <br />Sherman noted the recommendation that water be maintained in the pond <br />and indicated that this may require a separate well and pump system. <br />Sherman noted that this is a very small pond and it may not be effective <br />for the homeowners association to have to maintain a well for this pond. <br />Sherman asked if this recommendation was a firm one. <br />The Planner indicated that the City is looking to maintain water in the <br />pond from an aesthetic point of view. The Planner suggested that <br />Sherman review this recommendation with the City Engineer and Public <br />Worts Director. <br />Duray asked about the ponding area at the southeast corner of the <br />development. Sherman replied that this is an existing wetland area, and <br />noted that this area is part of the commitment fora 100-foot buffer zone <br />that was made by the developers of the apartment building to the east. <br />Sherman indicated that drainage for the townllome development does not <br />t7ow into this pond, but rather the central one shown on the site plan. <br />Duray asl.ed the timing of development for the townhomes. Sherman <br />reported that the development agreement being negotiated indicated that <br />the development will have to be completed within 36 months. He further <br />noted that he is planning to develop the townhomes in three phases, one <br />each year. However, if market conditions are favorable, the deve]opment <br />could proceed taster. <br />Sherman noted the Planner's comments regarding a pedestrian system and <br />indicated that there is a walkway planned from Little Canada Road <br />runnin<r adjacent to the pond and then to the senior apartment building. <br />However, there is no internal sidewal(< system planned within the <br />development. The Planner noted that this was a design recommendation <br />and is not a code requirement. The Planner indicated that liven the <br />density of the development it was felt that an ofd street pedestrian system <br />would be warranted, and he would like to work with the developer to see <br />if a sidewall: system could be tit in. The Planner noted that eventually the <br />sidewalk. system could be extended to Rice Street when Che Winter <br />property is developed. Another option would be for a wider street width <br />to accommodate an on-street path. <br />-?- <br />52- <br />
