The current proposal has been to rely an the B-W District, Business-Warehousing, <br />for the north portion (as recently revised), and accept an I-1, Light industrial designation far the <br />south portion, The purpose of the applicant's request has been to accommodate an area far <br />outdoor storage and lesser building standards na longer allowed in the B-W pistrict. <br />The property wilt be subject to a Conditional Use Permit PUp that is intended to control site <br />improvements, building and site layout, and acceptable materials. The Conditional Use Permit <br />PUD will apply to both portions of the property, regardless of the underlying zoning. An <br />alternative to this approach has been suggested that would rezone the south portion of the <br />Property to PUD, Planned Unit t7evelopment. This would require the approval of a PUD Permit <br />(Processed similarly to ttta CUP/PUD). <br />The advantages to this approach would be primarily one of notice. By listing the PUp zoning <br />an the zoning map, future owners and City aCficials would be reminded of the conditions of use <br />applying to the site. A Conditional Use Permit PUD would have the l-T zoning listed on the <br />map, and the CUP conditions recorded against the property, and in City fetes. Under the <br />CUP/PUD, virtually any site change would require the approval of an amended CUp. 't'his <br />would be similar to the use of the PUp District. However, because property is rezoned by <br />Ordinance, the PUD zoning ordinance for this area could indude conditions under which <br />subsequ®nt land use requests could go forward, and when (if ever) the City wouicl.relax <br />processing. <br />74- <br />
