FROM :NRC <br />FqX N0. :9525959837 Jun. 04 2003 03:43PM P7/11 <br />For Lot 3 (the drywall Supply property), only 1p parking spaces are provided for the two <br />buildings. There is a total of 44,490 square feet of building area shown on the plan, not <br />inGudtng the future 20,000 square feat. If the existing buildings are to lye warehousing <br />only, the parking demand required by the zoning ordinance would tae 6,2 spaces. The <br />site plan should be revised to indicate the provision of at least 62 parking spaces to <br />comply with this code requirement. <br />Site Improvements. The plan is not specific with regard to site improvements to support <br />the redevelopment and/or reuse of the property. The zoning ordinance requires that all <br />parking and circulation areas are paved with concrete or bituminous material, and <br />surrounded by a continuous concrete curb, with the exception of approved curb cut <br />locations. Because some of the site development is intended to be 'Yuture^, planning <br />staff would recommend that the following areas be improved at this time, with an <br />expectation that other parking lots and driveways be improved prior to occupancy. <br />1. Driveway along the east property line. This driveway should be paved and <br />curbed the full length of its entrance into the site (at least to a point at which it <br />meets Lot 3). Because the southeast portion of the property is a "future <br />building^ site, the Gity may choose to waive paving and/or curbing <br />requirements in this area. However, ff such a waiver is granted, the applicant <br />writ not lye able to obtain permission to construct an additional building until a <br />PUD permit is issued requiring completion of the paving and curbing in this <br />area. <br />~- Driveway through the center of the site. This driveway should ba pave and <br />curbed the full length of its entrance into the site. In addition, the parking and <br />circulation area serving the northern building on Lot 3 should ba paved and <br />curbed, and a paved connection made to the central driveway. Additional <br />parking area required according to this report wiH also require paving and <br />curbing, as wil! any driveway connection to the additional parking areas. <br />~- For Lot 2, the entire site should requires paving and curbing, prior to <br />occupancy of the building. <br />The City should comment as to any paving requirements for the truck circulation areas <br />around the buildings on Lot 3. <br />andsca in . A landscaping plan has bean submitted showing the landscaping of <br />portions of the PUD. A clustered raw of trees is shown along Country Drive north of the <br />fu#ure building (Building 1). A row of Pfitzer Junipers is shown separating the south end <br />of Lot 1 from the east half of Lot 3, These are large shrubs, but are not typically <br />adequate to create a full sateen. The City has indicated that any outdoor storage areas <br />an the site must lye fully screened from views to the north. Planning staff would <br />recommend supplementing this raw of Junipers with a row of Pine or Spruce to intensify <br />the screening effect. of this planting area. <br />~a <br />
