Howard R, Green Company <br />November 7, 2003 <br />File: 803950) <br />Honorable Chair and Planning Commission <br />City of Little Canada <br />515 Little Canada Road East <br />Little Canada, MN 55117-1633 <br />RE: COUNTRY SIDE TERRACE OFFICE PARK -PHASE II <br />CITY OF LITTLE CANADA, MN <br />Dear Planning Commission Members: <br />As requested, we have reviewed the submittal package for the proposed Country Side Terrace Office <br />Park -Phase II. The proposed development is located along Country Drive, just north of the existing <br />C&I Title building. The submittal documents were prepared by Ilamb Architects and include a <br />preliminary site plan, survey, grading plan, and landscape plan, along with building plans all dated <br />October 27, 2003. Based upon our review and conversations with other City staff, we would offer the <br />following comments: <br />Site Plan <br />The southernmost and northernmost proposed new driveways should be moved to line up <br />with the drive aisles. Although the number of driveways meets the City ordinance of one <br />allowed driveway for every 125 feet of street frontage, we feel that the northernmost <br />driveway could be eliminated without any negative impact to the site. <br />2. The middle driveway is currently shown as 30 feet wide. The driveway width should be <br />reduced to 24 feet, the maximum allowed by City ordinance. <br />3. The entrances to the underground parking are currently shown as 16 feet wide and it <br />appears that they are to function for two-way traffic. It is our opinion that the entrances <br />should be 24 feet wide approaching the garage doors. <br />All drive aisles should be a minimum of 24 feet wide. <br />Grading Plan <br />For adequate review, proposed contours should be shown on the grading plan for the <br />entire site, in addition to the spot elevations. <br />2. It appears the southeast corner of the new parking lot will drain onto Country Drive down <br />the south driveway.
