It is anticipated that 25 of the 30-townhome waits would have <br />setbacks of 25 to 30 feet from the wetland. Howe reported that there <br />would be 20 to 24 feet of separation between the townhomes. Howe <br />pointed out that there will be some retaining walls needed as parC of the <br />project. He also noted that the curbing for the street will be about 35 feet <br />from the property lines of the lots along Viking Drive. Howe circulated <br />pictures showing what the townhomes would look like. <br />Keis asked the size and price of the units. Howe reported that each unit <br />would be between 1,700 and 1,800 square feet plus a IZ by 15-foot porch. <br />The basements would be walkouts. The units would each have two <br />bedrooms and two baths. Howe anticipated the price range at $300,000 to <br />$325,000. <br />Keis asked about the previous concept that was approved for the Palmer <br />property. George LeTendre, representing Mr. Palmeri, reported that the <br />previous proposal consisted of a long cul-de-sac to serve 18single-family <br />lots. The decision was not to pursue Chat concept In reviewing the <br />Masterpiece Homes concept, it was felt this was the highest and best use <br />of the property. <br />Duray felt that the area was a very delicate one, and asked why the <br />developer was proposing a project with such high density. <br />Howe reported that he sees a need for townhomes in Little Canada. He <br />also noted that the people who would purchase townhomes such as these <br />will be empty nesters or single, professional people. Therefore, there is <br />minimal traffic generated fi'om these units. <br />Dw~ay asked if a wetland delineation has been done on this property. The <br />City Planner noted that the previous proposal only got to concept stage, <br />therefore, detailed plans and reports were not prepared. <br />Roycraft asked if the townhome proposal complied with the Comp flan. <br />The City Planner replied that it did. <br />Knudsen asked about the recommendation in the Planner's report for a <br />shallower-wider unit. The City Planner reported that the Masterpiece <br />Homes concept includes a unit that it shallower and wider than they <br />normally construct. "I"he reason for this is to allow for a larger setback <br />from the wetland, even though this will narrow the separation between the <br />units. <br />2 <br />
