12/1/01 <br />City of Little Canada <br />515 Little Canada Road <br />Little Canada, Minn, 55117 <br />City of Little Canada, <br />This letter is in regards to an application for land vacation/variance within the City of <br />Little Canada. A request for land vacation/variance is being made to support residential <br />development of a section of property located south of Savage Lane and east of 35E. This <br />property consists of two adjacent lots (PIN 072922110008 and 072922110009) that would be <br />combine into a single lot. This single lot would than meet the City of Little Canada's <br />requirements for minimum square footage (as explained to me by Little Canada City Hall). <br />Included with this application arc several maps and associated documentation to assist in the <br />city's evaluation. As indicated by this information, the respective land is physically bound by the <br />following: <br />• Savage Lane to the North <br />• Savage Lane to the West <br />• Rose Place to the South <br />• Residential Property <br />(Improved residential roadway) <br />(Improved residential roadway) <br />(Undeveloped residential roadway) <br />(Mainly low elevation land) <br />Due to the unusual configuration of this property (boarding on improved roadways on two sides <br />and an unimproved roadway on the third) house placement and meeting the required 30 foot <br />house setback distances have becane a challenge. Additionally, the property has the <br />characteristic of low elevations that encompass a significant portion of the eastern square footage <br />(ref elevation diagram, some areas on the east half of the lot are 2-3 feet below the curb <br />elevation). Due to lot elevations and soils, the western half of the property has been determined <br />to be fhe most suitable for construction. Items A & 13 below are descriptions of the land <br />requested for vacation (ref submitted land vacation diagram) and item C describes the requested <br />variance. The land vacation/variance would allow a house placement that would maintain 30 foot <br />house setback distances along Savage lane and maximize distances from Rose Place easement. <br />a) Request land vacation of property between Savage Lane and the west edge of lot <br />#03001- PIN 07292211.0008 (see House Placement diagram). <br />6) Request land vacation along the north edge of Rose Place (undeveloped section) that <br />would reduce the easement to 50 feet.
