<br />5775 Wayzata Boulevard, Suite 555, St. Louis Park, MN 55416 <br />Telephone: 952.595.9636 Facsimile: 952.595.9837 planners@nacplanning.com <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Bob Kirmis/Stephen Grittman <br />DATE: January 8, 2002 <br />RE: Little Canada -Roberto Setback Variance <br />FILE NO: 758.09 - 02.01 <br />BACKGROUND <br />Sam Roberto has applied for variance to the required 30 foot front yard setback <br />requirements for a site located north of Rose Place and Southwest of Savage Lane. <br />Such request is being made in conjunction with a request to vacate portions of abutting <br />rights-of-way, thereby increasing the amount of buildable area on the site (for future <br />home construction). <br />The subject property is zoned R-1, Single Family Residential. <br />Attached for reference: <br />Exhibit A -Site Location <br />Exhibit B -Topography Map <br />Exhibit C -Site Plan <br />ANALYSIS <br />Existing Conditions. The subject site is comprised of two vacant parcels of land (which <br />are proposed to be combined into a single lot) and is bounded on the north, south and <br />west by right-of-way. A wetland overlays the eastern one half of the site rendering that <br />area of the site unbuildable <br />
