Keis asked where Orius would <br />store equipment if the storage area on the Spruce site was not large <br />enough. Antonuk suggested that they may continue to store vehicles and <br />equipment on the Frattalone property. Keis indicated that that would not <br />be acceptable. Keis asked Orius' plans given thaC they know they will not <br />be able to store everything on the Spruce street site. Antonuk replied that <br />they have other facilities and the vehicles will not be parked on the street. <br />Antonuk reported that the paving requirement is a problem for them. He <br />also stated that they had an issue with the Planner's recommendation for a <br />wood fence. Antouuk reported that they would like to install achain-link <br />fence with slats. Wood fencing will not provide the security that they <br />need. The City Planner indicated that chain-link with slats is not a <br />permitted screening device in the I-P District. <br />Wojcik suggested that the paving requirement be imposed and that Orius <br />leave their track equipment on Crailers while it is being stored on site. <br />Antonuk reported that the trailers are constantly going from job to job and <br />cannot be used to store track equipment. <br />Keis suggested that there is no hardship present to wan ant granting a <br />variance. Antonuk reported that they would like to be able to keep 30% of <br />the outdoor storage area surfaced in class 5 or gravel. <br />Wojcik pointed out the precedent that would be set if the variance were <br />approved. <br />Antonuk reported that they were not aware that the zoning of this property <br />was any different than Ryan Industrial Park. He indicated that they looked <br />at the uses in Ryan Industrial Park and assumed they could put this <br />property to the same use. <br />Keis noted that the condition of the properties along Spruce Street are <br />significantly different that properties in Ryan Industrial Park. Keis stated <br />that the City is trying to maintain a certain standard in the I-P Zoning <br />District and felt approving this variance would be a deviation from that <br />standard. <br />Knudsen asked about surfacing the outdoor storage area with cement. <br />Antonuk reported that cement will deteriorate over time. <br />Roycraft asked about site drainage. Antonuk reported that they have <br />verbal approval fi'om the Ramsey/Washington Watershed District. <br />-6- <br />
