MINUTES <br />PLANNING COMMISSLON <br />MAY 9, 2002 <br />parking requirements as well as the 5-foot setback from the right-of--way <br />for the parking. Gossman indicated, therefore, that he is withdrawing the <br />request for a variance from the City's parking requirements. Gossman <br />also noted that they eliminated one of the units they had originally <br />proposed in order to meet parking requirements. <br />Barraclough asked if Gossman received approval for the access onto Rice <br />Street. Gossman replied that he did- <br />Dw ay asked if there will be a right-turn lane on Rice Street to access the <br />townoffice park. Gossman did not believe there would be. Keis pointed <br />out that the only right-turn lanes are at intersections and there are none for <br />the individual businesses. <br />Barraclough asked the size of the curb cut for the entrance to the <br />townoffice park. The Planner replied that curb cut is likely between 30 <br />and 36 feet. <br />The Planner noted that the plat shows "Park Avenue" and recommended <br />that it be revised to read "Park Street". The Planner also noted that there <br />were a number of conditions applied to the PUD approval for this project, <br />and indicated that these same conditions would still have to be met. One <br />of those conditions was for an approved landscaping plan including <br />fencing along the shared property line with the multi-family dwelling at <br />the southeast corner. <br />Duray indicated that he has been contacted by Mr. Anderson who would <br />like some additional screening along his property line. Mr. Anderson is <br />concerned about the loss of trees along the prope~l~y line as well as <br />vehicles driving in and out of the townotfice park, and would like to have <br />fencing along his property line. Duray reported that Mr. Anderson would <br />be willing to allow the fence right on the property line. Duray pointed out <br />that the Anderson house is only 8 feet from the property lice. <br />The Planner pointed out that the Anderson property is zoned commercial. <br />Gossman reported that he has a good relationship with Mr. Anderson and <br />would be willing to work with him on resolving his screening concerns. <br />Barraclough asked when construction will begin as well as the size and <br />base price of the units. Gossman reported that they would begin some <br />grading work a week from Monday. The base price of the units is planned <br />at $219,000. End units will consist of 1,000 square feet on each level and <br />interior units will be 1,100 square feet per level. The units are walkout, <br />rambler style. <br />-2- <br />
