mlNU~•Es
PLANNING COMMISSION
JUNE 13, 2002
to PUD. I<losl<in felt that the location of the property would warrant the
rezoning and allowing outdoor storage. He noted that the property is
tucked back against the freeway and there would be limited visibility of
the storage area.
Knudsen asked the size of the boats to be stored and the approximate
number. Kloskin replied that boats are typically 8 feet by 20 feet and he
estimated storing between 50 and 100 boats on the premises.
Keis pointed out that the City just amended the S-W District as it was the
feeling of the Commission and the Council that it did not want to see
outdoor storage in the B-W District Keis stated that he is not convinced
the rezoning being requested is the right thing to do and noted that it
moved the City back to outdoor storage. Keis felt the boat storage area
would be visible fi~om the freeway as well as from County Drive.
Kloskin indicated that he would berm and landscape around the outdoor
storage area to screen the area from view.
Barraclough asked about visibility from Che railroad tracks. Kloski^
indicated that there were trees in this area and indicated that he could add
more. Ftowever, he did not think the storage area would be visible from
the railroad side of the property. Klosl<in noted the City Garage property
on Country Drive and commented that this property is not very attractive.
Keis questioned why the City would reverse the position it just took in
eliminating outdoor storage from the B-W Toning District.
Barraclough asked if the rezoning to PUD would be a spot zoning.
The City Planner indicated that it would be a spot zoning in a sense. The
other option to accomplish what Mr. lUosl<in is asking for would be to add
outdoor storage back into the B-W District.
Barraclough asked what control the City would have with the PUD Zoning
should Kloskin sell the property to someone else with an outdoor storage
use, The Planner indicated that the City has a great deal of control under
the PUD 'Coning noting that a new user would have to obtain City
approval.
Klosl<in felt That his business was needed in the area noting that people
have to travel out of the Metro area to have their boats stored. Knudsen
agreed that Chere was a need for the business, but pointed out that the issue
is storage on this particular property. Knudsen pointed out that the City
has worked hard to try to address outdoor storage issues.
-~-
