MINUTES <br />PLANNING COMI\41SSION <br />JUNIs 13, 2002 <br />I<eis pointed out Chat the City does not wain to get into a spot zoning <br />situation. I<eis felt that the RB zoning provided some protection to the <br />residential propel Yies that the B-3 zoning did not. <br />Scott Barraclough pointed out that should any of the property owners wish <br />to sell their properties, buyers will have a difficult time obtaining <br />mortgages given that the houses are non-conforming uses. <br />Stafl<i suggested that the owner of the Citgo Station adjacent to him would <br />like to buy his property and develop an o1~lice building ou it. The Planner <br />indicated that under the current zoning and given the fact that the Citgo <br />Station currently has a Conditional Use Permit, an amendment to that CUP <br />would be necessary. However, the requirements for developing an office <br />building on the Stafl<i property would be relatively the same under either <br />the B-3 zoning or the RB zoning. <br />Koenig indicated that he operaees a business from his property and asked <br />how Che rezoning would impact his business. <br />'T'he City Planner indicated that the operation of the business would not be <br />impacted by the rezoning given that it was established prior to rezoning. <br />However, if the business were to expand or if a property owners wanted to <br />establish a new business, and Conditional Use Permit would have to be <br />obtained. <br />I<eis recommended that the City Council call for a Public Hearing to <br />consider the rezoning of certain Little Canada Road properties from <br />General Business (B-3) to Residential Business (RB). <br />Motion seconded by Knudsen. <br />Motion carried 6 -- 0. <br />RE7.,ONING Glenn 1<Ioskin, Boaters Outlet, appeared before the Commission <br />TO PUD - requesting approval of a rezoning to PUD for 3180 Country Drive so that <br />3180 COUNTRY he can relocate his business to this property. Kloskin reported that his <br />DRIVE - business is a marine equipment and boating supply outlet store. Boater's <br />GLENN Outlet also does boat and pontoon repair and during the winter months <br />KLOSKIN, as well as boat and pontoon storage. As part of the storage process, boats <br />130ATER'S and pontoons are shrink-wrapped and would be stored outside in a fenced <br />OUTLET in storage area. Kloskin noted that the property is currently zoned B-W, <br />and given the City's recent changes to the B-W District, outdoor storage is <br />not allowed. Therefore, I<losl<in is requesting that the property be rezoned <br />-S- <br />
