6. Parking areas are screened and landscaped from view <br />of surrounding and abutting residential districts <br />in compliance with Section 903.020, G of this <br />Ordinance. <br />7. The site of the principal use and its related <br />parking is served by an arterial or collector <br />street. <br />8. All signing and informational or visual <br />communication devices shall be in compliance with <br />Section 903.110 of this Ordinance. <br />9. The principal use structure is in compliance with <br />the Minnesota State Building Code. <br />10. Elevator service is provided to each floor level. <br />11. Usable open space as defined in Section 902 of this <br />ordinance at a minimum is equal to twenty .(20) <br />percent of the gross lot area. <br />12. The site of the main entrance of the principal use <br />is within four hundred (400) feet of commercial <br />shopping development or adequate provision for <br />access to such facilities is provided. <br />13. The provisions of Section 921.010, C of this <br />Ordinance are considered and satisfactorily met. <br />H. Commercial planned unit development as regulated by <br />Section 923 of this Ordinance. <br />I. Rental Halls, neighborhood or community centers, provided <br />that: <br />1. Side yards shall be double that required for the <br />district when the rental hall abuts a residential <br />district, but not greater than thirty (30) feet. <br />2. The site and related parking and service entrances <br />are served by an arterial or collector street of <br />sufficient capacity to accommodate the traffic <br />which will be generated. <br />3. Off-street parking shall be provided for reception <br />type use at the rate of one (1) parking space per <br />forty (40) square feet of main assembly hall. <br />Occupancy for auditorium type use shall be limited <br />to three (3) seats per parking space. <br />4.
