114INUTES <br />PLANNING COMMISSION <br />JUL]' 1I, 2002 <br />VILLAGE George Sherman, Sherman Associates, and Kirk Velett, ESG Architects, <br />SQUARE appeared before the Commission relative to the Village Square at Little <br />Canada development on the southeast corner of Rice Street and Little <br />Canada Road. Sherman began witl~t a review of the issues raised by the <br />City Engineer in his report dated July 3, 2002. The first addressed <br />adequate right-of way along Little Canada Road to allow the mirroring of <br />amenities on the north side of the Street. Sherman reported that this will <br />be done. Secondly, the Engineer reconm~ended that the County be <br />contacted to determine if there are additional right-of--way needs along <br />Rice Street. Sherman reported that they have been in contact with the <br />County and are revie~n~in~~ dra~n~in<!s ~n~ith them. The County has indicated <br />that they have no plans that would require additional right-of~ way. The <br />Engineer also commented on the location of property lines at the corner in <br />relation to the tact tha[ Rice Street and Little Canada Road does not make <br />a 90-degree corner- Sherman agreed that the corner is approximately 75- <br />degrees, He indicated that the property lines as reflected in the documents <br />presented are accurate. <br />Sherman continued with the comments made by the City Engineer relative <br />Co the site plan. I le indicated that drive isles are proposed at 22 feet rather <br />than the 24 feet proposed by the City Engineer. 'i'he City Planner <br />indicated that 24 feet is required if parkin~~ stalls are narrower than 8'/z <br />feet. The stalls proposed arc 9 feet in ~n~idth; therefore, the 22-foot drive <br />isles are adequate. <br />The next engineering comment related to the 180-degree turn required to <br />enter the parking garage ramp fi~om Little Canada Road. Shenman <br />reported that they are currently exploring alternatives to improve that <br />turning radius. <br />The City Engineer also commented on the sidewalk layout to the gazebo, <br />and Shenman agreed ~n~ith the comments raised by the City Engineer. He <br />indicated that they will incorporate changes to improve this situation <br />including marling pedestrian crossings. <br />Sherman reported that his engineers will be working with the City <br />Engineer to address his convmenls relative to the grading plan. <br />Shenman reported that the to~am home concept is preliminary at this time. <br />Their plans are to begin construction on the senior building this fall with <br />town home construction to begin in the sln~ing. Sherman noted that the <br />City's planning sta(1'is suggesting a greater mix of unit styles. Sherman <br />pointed out that the City Council has directed him to design as many units <br />i- <br />
