No HDPE storm sewer pipe will be allowed under the street, however it may be used <br />behind the curb. <br />2. The maximum pipe grades should not be exceeded on any storm sewer runs. <br />3. The outlet grate at the top of the staged pond outlet should be pitched to help prevent <br />plugging with debris. <br />4. Label all valves, bends, and fitting for the watermain. <br />5. A hydrant should be added near the intersection of Preserve Trail and Preserve Court <br />for fire protection. All hydrants should be placed 5-feet behind the back of curb. <br />6. The Williams Pipeline gas mains are only shown the first 550 feet east of McMenemy <br />Street. Their location should be provided along the entire site. <br />7. No information is provided for the sanitary sewer manholes or pipe. <br />8. It appears that the services to Lots 1 & 2 in Block 2 are being connected directly into <br />manholes. These services should connect to the main with the use of a wye. These <br />services also appear to be over 100-feet long and cleanouts should be provided. <br />9. A sanitary sewer service detail should be included in the plans. <br />10. At a minimum, the watermain should be looped down Preserve Trail to Viking Drive. <br />Further review will be completed to determine if the watermain should be looped farther <br />to the east. <br />11. The water service for the proposed house near Viking Drive should be off of Preserve <br />Trail. <br />General Comments: <br />1. All Williams Pipeline gas mains and easements should be shown on all sheets. <br />2. Drainage calculations were submitted but no corresponding drainage area map was <br />provided. A complete drainage packet with both pre-existing and post-development <br />drainage area maps should be submitted for review and approval. <br />3. It is indicated on the Landscape Plan that the annuals will be taken care of by the <br />homeowners association. Who will own and maintain the remainder of the plants and <br />the community gatehouse? <br />4. It appears that the developer is proposing to construct a home near Viking Drive. A <br />driveway access onto Viking Drive would be very close to the intersection; therefore we <br />feel the driveway should access Preserve Trail. <br />These are our comments based on the initial review. When all comments have been addressed <br />the plans should be resubmitted for review and further comment.
