Hanson <br />City Administrator <br />City of Little Canada <br />515 Little Canada Road <br />Little Canada, Minnnesota 55117 <br />RE: Resubmit Preliminary Plat "Preserve" -Per July 25`" letter <br />Dear Joel: <br />Planning <br />Civil Engineering <br />Landscape Architecture <br />Please find with this cover letter a package of documents which are being resubmitted to <br />the City of Little Canada that include answers and revisions to all the listed "Deficiencies <br />in July 22°d Submittal" as well as most of the listed "Issues of Concern". <br />PART ONE: Deficiencies in July 22"d Submittal" <br />Item One: "Wetland delineation to be verified by Ramsey/Washington <br />Watershed District" <br />Please find with this letter Appendix "A" which is a letter from <br />Tina Carstens from the Watershed stating that she believes "the <br />wetland delineation to accurate and acceptable" <br />Item Two: "Shoreland Ordinance Issues: <br />Lot areas shown on Preliminary Plat do not correspond with those <br />shown on graph on Plan Sheet C 3 and; <br />Some lot areas shown on Preliminary Plat do not meet Shoreland <br />Ordinance minimums" <br />The "Lot Area" table is currently located on the preliminary plat <br />sheet. All lots and their respective areas meet or exceed 15,000 <br />square feet and have been certified by the Registered Land <br />Surveyor at Metro Land surveying. <br />Item Three: "Submit documentation from Williams Pipeline outlining their <br />position on proposed road placement and any issues this <br />placement raises from their standpoint" <br />Included with this letter, Appendix "B" are the submission <br />procedures from Williams Pipeline on how the real estate division <br />at Williams Pipeline and Kevin Vonriedel of Dayspring <br />Development will enter into an "Encroachment /Reimbursement <br />Agreement". This letter defines Williams Pipeline's associated <br />fees, the requested information and required signage.
