The City Planner su~~rested that Mr. Goff meet <br />with him during staff hours next week given that there are some home <br />occupations that are permitted without the need for a Special Use Permit. <br />These can be explored in relation to the Dianna Lane property given its <br />primary use is residential. <br />CUP "TO The City Plam~er noted that Che property at 355 Little Canada Road was <br />EIPAND NON- recently rezoned from B-3 to R-B in order that the property owner could <br />CONFORA~I(NG replace the existing house on the property with a new home. The property <br />STRUCTURE - owners have now decided that rather than replace the existing house, they <br />355 LITTLE would add onto the existing house. The setback for the existing house do <br />CAN.~DA ROAD - not meet the minimum Code requirements, therefore, a Conditional Use <br />YOUNGS(FULLLR Permit would be necessary to expand anon-conforming structure. The <br />Planner noted that his only concern with this request is that access to the <br />existing garage is maintained. It was noted that the site plan does not <br />show the location of the driveway. <br />Given that Che applicant was not present at the meeting, the Convmission <br />decided to delay discussion of this matter until later on the agenda. <br />CONCEPT FOR The City Planner noted that many properties alone Little Canada Road <br />REZONING east of 35E are zoned General Business (B-3) although they are being <br />CERTAIN used as residential. The Planner noted that when the Comprehensive Plan <br />L[TT.LE CANADA was first adopted in 1950, the City envisioned that this area would convert <br />ROAD to a business area. This has not happened, existing residences have been <br />PROPERTIES well maintained and added onto, and it appears that the residential use <br />FROM. C3-3 TO R.B of this area will Iil.ely continue for the long-term. The recent update of <br />the Comp Plan achnowled~=ed the mix of uses in this area and a rezoning <br />_-~ from B-3 to RB would be consistent with that Comp Plan update. The <br />rezoning of this property to RB will provide for more tlexibility for the <br />property owners, allowing residential properties to be upgraded or <br />replaced while still allowing some business use of the property. While the <br />R13 zoning would not allow for an intense business use such as a <br />Walgreens, it would allow small office uses, for example. <br />-3- <br />
