The City Planner <br />indicated that property taxes are based on use, therefore, a rezoning would <br />not impact properzy taxes. The Plamrer also noted that the rezoning to RB <br />would make it easier for homeowners to improve their homes and even <br />replace them in the event of a disaster. <br />Knudsen su<u`,ested that property o.-vners would have more flexibility and <br />ti eedom under the RB zoning? than the B-3 zoning. The Planner a_reed <br />that property owners would have more flexibility in the continued use of <br />their property as residential The RB zoning also allows for a certain <br />amount of business usa~,e. <br />1~[r. Stafl<i, 3 16 Little Canada Road, indicated that one of the reasons for <br />purchasing his property was the B-3 zoning and the potential profit from <br />the sale of commercial property. <br />The Planner indicated that RB zoning would allow for a certain amount of <br />business use, although that business use would be one that was not overly <br />intensive for residential property. The Planner indicated that the RB <br />zoning recognizes the area as that of mixed uses and tries to accommodate <br />both residential and business properties. <br />Staflci asked what is lost if the property remains zoned B-3. The Planner <br />indicated that the residentially used properties lose flexibility in being able <br />to expand. If a home is destroyed, the B-; zonin<, does not provide for <br />replacement of that home. <br />Statl<i indicazed that there have been improvements made to the homes in <br />this area. The Planner a~,reed that the current Council may be willing to <br />allow for the expansion and replacement of existing homes under the <br />current B-3 zoning. I3owever, another Council may not be so willing and <br />may want to see the area evolve into strictly commercial. <br />Knudsen suggested that the only situation in which the RB zoning would <br />be unfavorable for the property owners is if one of them wanted to put in a <br />high density business use. Knudsen felt the RB zonirn~ provided the best <br />situation for residential and small business uses to co-exist. <br />I<im Koenig sugsested that the individual property owners should be able <br />to decide how their property is zoned. <br />4- <br />
