Lakeville <br />Accessory Use: Outdoor storage within the I-1, I-2 and I-CBD Districts shall be an <br />allowed accessory use under the following conditions: <br />• Outdoor storage area occupies space other than a required front yard setback or <br />side yard area on a corner lot. <br />• The outdoor storage area shall be fenced, screened and/or landscaped. <br />• Subject to the approval of the Zoning Administer, the outdoor storage area is <br />grassed or surfaced to control dust. <br />• All lighting shall be hooded and so directed that the light source shall not be <br />visible from the public right of way or from neighboring residences. <br />• The outdoor storage area shall not encroach upon required parking space or <br />required loading space. <br />• The property shall not include any waste, except as provided in Section 11-16-~ <br />29. <br />• The outdoor storage area shall not encroach into the required rear yard or side <br />yard setback area if abutting a residential district. <br />New Hope <br />Within the New Hope Industrial (I) zoned district outdoor storage is a permitted <br />accessory use with the following allowances: <br />Permitted Accessory Use: Open Outdoor Storaae_ Open outdoor storage as a <br />permitted accessory use provided that: <br />• Must be an accessory use as defined within the ordinance. <br />• The open outdoor storage area may not exceed twenty (20) percent of the gross <br />floor area of the principal structure. <br />• The open outdoor storage area shall not be located within any front yard or side <br />yard abutting a public right-of-way. Open outdoor storage shall be set back five <br />(5) feet from all side and rear lot lines and shall not be located within a utility or <br />drainage easement. <br />• The open outdoor storage area shall be surfaced with concrete or bituminous. <br />• A wire weave/chain link security fence shall be required around the open outdoor <br />storage area. Open outdoor storage areas intended for the exclusive storage of <br />semi-trailers may be exempt from the required security fencing provided the <br />storage area is delineated and the individual trailers are secured. <br />• The open outdoor storage area shall be <br />residential uses and public rights-of-way <br />• The open outdoor storage area shall not <br />screened and landscaped from adjacent <br />utilize any required offstreet parking, <br />loading areas, or access space. <br />• The open outdoor storage area shall not be used for storage of hazardous <br />liquids, solids, gases or wastes. This provision does not prohibit the property <br />owner from obtaining an administrative permit for outdoor storage of propane or <br />LP gas. <br />39- <br />
