• The property owner shall keep the open outdoor storage areas free of refuse, <br />trash, debris, weeds, and waste fill. <br />Oak Park Heights <br />Oak Park Heights treats outdoor storage as a conditional accessory use within its <br />Industrial (I) district. The following standards apply: <br />• The area is fenced and screened from view of neighboring residential uses or if <br />abutting a residential district. <br />• Storage is screened from view from the public right-of-way. <br />• Storage area is grassed or surfaced to control dust. <br />• All lighting shall be hooded and so directed that the light source shall not be <br />visible from the public right-of-way or from neighboring residences. <br />• The provisions of Section 401.03.A.8 of this Ordinance are considered and <br />satisfactorily met. <br />Inver Grove Heights <br />Outdoor storage within Inver Grove Heights' Industrial-2 (I-2) district is considered a <br />Conditional Accessory use only. Outdoor/open storage shall conform to the following <br />standards within IGH: <br />• Outdoor storage shall only be permitted as an accessory use and by conditional <br />use permit. <br />• Outdoor storage shall be screened by a fenced enclosure from the public right-of- <br />way, residential uses, and any non I-2 zoned property. At a minimum the fence <br />shall consist of a six foot high solid wood fence. <br />• The enclosure shall not encroach into any established front building setback, and <br />it shall not encroach into any side or rear yard parking setback. <br />• The enclosure shall not interfere with any pedestrian or vehicular movement. <br />• The items to be stored shall not exceed the height of the enclosure, except for <br />vehicles or large equipment. <br />• The storage area shall not occupy required parking spaces or landscape areas. <br />• The storage area shall be surfaced with concrete, bituminous, Class V gravel, or <br />an approved equivalent. The surface shall be maintained to prevent <br />deterioration, dust and erosion. <br />• The outdoor storage shall only be conducted by an occupant of the principal <br />building and shall be accessory thereto. <br />• The outdoor storage area shall be setback a minimum of 100 feet from the lot <br />boundary of any "A", "E", or "R" district. <br />40- <br />
