MINUTES <br />PLANNING COMMISSION <br />SEPTEMBER 12, 2002 <br />subject to compliance with recommendations of the City Planner and the <br />City Engineer. <br />Motion seconded by Duray. <br />Motion carried 6 - 0. <br />ARCHITECTURAL Ward Sessing, Sessing Architects, appeared before the Commission <br />REVIEW - relative to the Architectural :fteview for a proposed Joe's Sporting Goods <br />JOE'S SPORTING Store on County Road B. <br />GOODS <br />The Planner noted that one of the issues he noted iu his report relates to <br />the two entrances proposed on County Road B. While there is adequate <br />frontage for two entrances, the locations proposed are relatively close <br />together. The Planner indicated that he would prefer they be combined <br />with a small center island, or that one entrance be designated as inbound <br />and the other as outbound. A third alternative would be to spread them <br />out further to avoid turning conflicts. <br />Sessing noted the City Engineer's report that indicates that the entrances <br />are acceptable. The Planner indicated that he can meet with the Engineer <br />and the applicant and work out an acceptable option. <br />Sessing noted the comment about angle parking, and indicated that some <br />of the parking is angle to accommodate customers who may be pulling a <br />trailer. <br />Duray asked if Joe's preferred having two drives. Sessing replied that <br />they would prefer the two drives and would like to place a monument sign <br />between them. He indicated that they would be willing to designate one <br />drive as an entrance and the other as an exit. He noted that the two access <br />points as proposed are between 40 and 50 feet apart. <br />The City Planner noted that the concern is for conflicts in turning <br />movements. Designation of an exit and entrance would resolve those <br />concerns. <br />Knudsen asked about signage. Sessing replied that they have not yet <br />designed the monument sign, and would bring that back for review. <br />Sessing noted That they are proposing building signage on the highway <br />side of the building. The signage would be individual letters and would be <br />flood lit, which the Planner indicated was acceptable. <br />-2- <br />
