<br /> <br /> STAFF REPORT <br /> <br /> <br /> <br />TO: Little Canada Planning Commission <br /> <br />FROM: Jessica Jagoe, Associate Planner <br /> <br />DATE: February 24, 2016 <br /> <br />RE: 2600 Spruce Street – Lot Split <br /> <br />Background <br />Kevin Tramm Construction has requested a simple subdivision for a lot split at 2600 Spruce Street. <br />The subject site is 22,215 square feet and the proposed lot split would be to create two single family <br />residential lots. <br />The property is presently occupied by one single family dwelling with one detached accessory <br />building. A fire occurred in 2011 on this property which resulted in demolition of the garage due to <br />the extent of the damage to the structure. By definition of city code, the current detached accessory <br />garage would not meet the code requirements to be considered a garage for the single-family home. It <br />is worth noting that previously there had been two other buildings on the property which may have <br />been considered a shed, but those have since been removed by the current owner. Furthermore, Mr. <br />Tramm has cleaned up junk/debris around the property that had been a code enforcement concern for <br />staff in the past. <br />The proposed lot split as mentioned would create two single family residential lots. The applicant has <br />indicated that if approved, all existing structures on the property would be demolished. No indication <br />is made in the applicant’s materials for the future plans for either lot, but in discussions with Mr. <br />Tramm he indicates his hope is to build two new single-family dwellings. <br />Analysis <br />Zoning/Land Use. The subject site is zoned R-1, Single Family Residential which lists “single family <br />dwellings” as permitted uses. The proposed use for two single family residential buildable lots is <br />consistent with applicable zoning code requirements. <br />Lot Area and Width. The following table illustrates required R-1 District lot area and width <br />requirements along with those being proposed by the applicant: <br /> Required Proposed <br />Lot Area: <br />Interior <br />10,000 square feet Lot #1 – 11,180 sq. ft. <br />Lot #2 – 11,170 sq. ft. <br />Lot Width: <br />Interior <br />75 feet Both Lots - 75 feet
