They have provided a certificate of survey for the proposed <br />split to document the newly created lots would meet all minimum requirements. <br /> <br />If the applicant chooses to move forward with the lot split they must meet the City’s <br />stormwater management requirements for both lots. The requirements are outlined in <br />the City’s stormwater ordinance but at minimum a site plan and grading and erosion <br />control plan will need to be submitted and approved prior to any construction. These <br />plans should document that storm water is controlled within each property and the <br />surrounding easements and right-of-way. The plan must also indicate the disturbance <br />size for determination of any storm water treatment/infiltration requirements. <br /> <br />We would agree with the Planner that the City could approve the lot split contingent on <br />the demolition of all existing structures.
