MINUTES <br />PLANNING COMMISSION <br />OCTOBER 10, 2002 <br />these homes, with 3244 served by the driveway on the south boundary line <br />and 3246 served by the driveway on the north boundary line. <br />Klidzejs pointed out that the property immediately to the south was <br />recently subdivided and driveway access for these lot is directly onto Twin <br />Lake Road and Twin Lake Trail. <br />The City Planner indicated that he raised the access issue since it gives the <br />City an opportunity at this time to revisit the issue. However, he noted <br />that there was a lengthy discussion about access at the time the property to <br />the south was subdivided, and it was the City's position at that time to not <br />require that the dedicated road right-of=way to these properties be <br />improved. <br />Mr. Wojcik recommended approval of the property line relocation as <br />requested by Mr. Aleks Klidzejs for 3244 and 3246 Twin Lake Road <br />subject to compliance with the recommendations of the City Planner as <br />outlined in his report. <br />Motion seconded by Gatzke. <br />Motion carried 5 - 0. <br />ARCHITECTURAL Mr. Kevin Snyder, SignArt, appeared before the Commission requesting <br />REVIEW & Architectural Review and a Conditional Use Permit for a comprehensive <br />CUP POR sign plan for the Snyders Drug Store being constructed on Rice Street <br />COMPREHENSIVEadjacent to the Market Place Shopping Center. Snyder presented the <br />SIGN PLAN - Commission with a revised plan of the proposed pylon sign. He noted that <br />SNYDERS the size of the pylon is proposed at 100 square feet and would be 20 feet <br />DRUG STORE tall Total sign area has been adjusted to meet the City's allotment of a <br />total of 31.0 square feet for Snyders. Snyder also noted the Planner's <br />comment about the background color for the signage, and indicated that <br />they were willing to comply with the Planner's recommendations. <br />.Knudsen asked if the adjustments presented this evening bring the Snyders <br />sign proposal into conformance. The City Planner replied that there now <br />appears to be conformance except for one area. The Planner noted that the <br />City's intention was that there be only one pylon sign for the Market Place <br />Shopping Center. However, given the multi-tenant status of the shopping <br />center, the City approved a variance that allowed the size of the sign to be <br />increased from 200 square feet to 400 square feet. Now Snyders is <br />proposing an additional pylon sign of 1.00 square feet very close to the <br />Market Place pylon. The Planner pointed out that the Snyders property is <br />-2- <br />
