MINUTES <br />PLANNING COMMISSION <br />OCTOBER 10, 2002 <br />subject to the PUD Agreement that exists with the Market Place Shopping <br />Center, and part of that agreement addresses signage. <br />Roycraft pointed out that Snyders Drug Store is a separate building on a <br />separate lot and would be seen as such. Therefore, he did not feel that <br />Snyders should be bound together with the shopping center. <br />Knudsen asked how close the two pylon signs would be. Snyder replied <br />that the Snyders sign would be placed at the north edge of their property. <br />The pylon sign for the Market Place Shopping Center is currently being <br />moved further south to where the new street will be located accessing the <br />shopping center. Therefore, the separation between the two pylon signs is <br />being increased. <br />Roycraft noted that the Snyders store has direct competition south on Rice <br />Street, and he felt that the pylon sign would be important to Snyders. <br />Knudsen asked if the Snyders development was totally separate from the <br />Market Place Shopping Center development, if the signage as proposed <br />complied with the City's ordinances. The City Planner replied that the <br />revisions presented this evening appear to comply. <br />Duray asked if under the Architectural Guidelines, pylon signs could be <br />prohibited. The City Planner noted that pylons are allowed under the <br />Architectural Guidelines, but there is a preference for monument-style <br />signage. Duray felt that eliminating pylon signs on Rice Street would <br />bring a cleaner appearance to the area. He stated that he was not sure a <br />pylon of this size was necessary. <br />Roycraft recommended approval of the Architectural Review and the <br />Conditional Use Permit for comprehensive sign plan for Snyders Drug <br />Store based on the revisions presented this evening, subject to compliance <br />with the recommendations of the City Planner, and taking the position that <br />signage for the Snyders property should not be tied to the Market Place <br />Shopping Center. <br />Motion seconded by Wojcik. <br />Motion carried 4 - 1. Duray voted against. <br />The City Planner requested that the applicant submit revised drawings for <br />the wall signs as well as the pylon sign prior to the October 23`d City <br />Council meeting. <br />-3- <br />
