No negative impacts are
apparents.

Driveway. The building plans do not show a driveway. Staff wants the applicant to be
aware that the curb-cut access must be twenty-four (24) feet wide or less.

RECOMMENDATION

As noted, Dave Johnson is seeking approval of a conditional use permit to allow for
construction of a new 1,362 square foot attached garage. The garage appears to be
consistent with the requirements of the Zoning Ordinance and Comprehensive Plan.
Staff recommends approval of the conditional use permit subject to the following
conditions:

1. No business activities shall occur within the structure, subject to other zoning
permits or processing.

2. The curb-cut access be twenty-four (24) feet wide or less in width.

c: Heidi Heller
Lee Elfering
Steve Westerhaus
Dave Johnson, 3673 Lexington Ave N #275, Arden Hills, MN, 55126
