<br /> <br /> STAFF REPORT <br /> <br /> <br /> <br />TO: Little Canada Planning Commission <br /> <br />FROM: Jessica Jagoe, Associate Planner <br /> <br />DATE: June 1, 2016 <br /> <br />RE: 2947 & 2959 Centerville Road – Simple Subdivision <br />Background <br />Jim Olson has requested a simple subdivision to create a new single family residential lot between the <br />two properties at 2947 and 2959 Centerville Road. The applicant has stated that 80 feet will be divided <br />off of the 2947 Centerville Road parcel and 20 feet will come from the 2959 Centerville Road parcel. <br />This simple subdivision then creates a new parcel between the two existing lots. Mr. Olson owns the <br />lot at 2947 Centerville Road and the property owner’s of 2959 Centerville Road, Theodore Reeck and <br />Leonard Valento, have agreed to sell Mr. Olson the 20 feet needed for this proposal to occur. <br />Mr. Olson has indicated that he plans to build a single family residential home on this new lot for <br />himself. The property at 2947 Centerville is a rental property for Mr. Olson and staff believes that use <br />will continue. <br />Analysis <br />Zoning/Land Use. The subject sites are zoned R-1, Single Family Residential which lists “single <br />family dwellings” as permitted uses. The proposal to subdivide the parcels in order to create one new <br />single family residential buildable lot is consistent with applicable zoning code requirements. <br />The properties on the west side of Centerville Road are zoned R-1, Single Family Residential. That <br />would be the properties to the north and south of this subdivision request. The parcels on the east side <br />of Centerville Road across from the subject parcels are Pioneer Park and slightly north of that would <br />be the Pitrina Park Townhome Association, zoned R-2, Medium Density Residential. <br />Lot Area and Width. The following table illustrates required R-1 District lot area and width <br />requirements along with those being proposed by the applicant: <br /> Required Lot A - 2947 <br />Centerville Rd <br />Lot B - new Lot C - 2959 <br />Centerville Rd <br />Lot Area: <br />Interior <br />10,000 sq. ft. 18,303 sq. ft. <br /> <br />18,005 sq. ft. <br /> <br />26,750 sq ft. <br />Lot Width: <br />Interior <br />75 ft. 80.49 ft. <br /> <br />100 ft. <br /> <br />120.50 ft. <br /> <br />As shown above, all three lots comply with applicable R-1 District lot area and width requirements.
