<br />Setbacks. As previously indicated, the applicant plans to build a new single family residential <br />dwelling on Parcel B, but no definite plans/drawings were submitted with the application. However, it <br />would be staff’s recommendation that approval of the lot split would be subject to any future plans for <br />that lot to be in compliance with R-1 standards for setback requirements at the time of construction. <br />The table below shows the current code requirements for the newly created lot. <br /> <br /> <br /> <br />The survey submitted shows that the existing structures (i.e. house and detached garage) for both <br />parcels at 2947 and 2959 Centerville Road do comply with setback requirements for R-1 single family <br />residential after splitting off a portion of the property to create the new lot between the two. <br />Easements. The certificate of survey submitted by the applicant does show the 6-foot drainage and <br />utility easement around all three parcels. <br />Park and Trail Dedication. As a condition of lot split, it is recommended that the new Parcel B be <br />subject to the City’s park and trail dedication/cash contribution requirements of $3,500 payable at the <br />time of construction. <br />Grading, Drainage & Utilities. The City Engineer has confirmed that the drainage and utility <br />easements being dedicated along all lot lines meet the required width. His recommendation is that <br />upon approval a requirement be included that the applicant shall submit a grading plan to verify that <br />the drainage from each lot will be conveyed within the provided drainage and utility easements prior to <br />issuing any building permit. <br />Additionally for the newly created lot, a water service connection extension was approved by the City <br />Council at the May 25th meeting. The installation of this water service connection is complete and has <br />been inspected by city staff. Therefore, city staff does not expect any concerns with availability of city <br />water or sewer connections as a result of the proposed lot split. <br />Summary and Recommendation <br />The proposed lot split is consistent with applicable zoning and subdivision ordinance requirements. As <br />a result, Planning Staff recommends approval of the Simple Subdivision of parcels 2947 and 2959 <br />Centerville Road subject to the following conditions: <br />1. Future plans for Parcel B are subject to current code requirements and must comply with any <br />and all applicable codes. <br /> <br />2. A grading plan is submitted for staff review and approval prior to issuance of the building <br />permit for Parcel B. <br /> <br /> Setback Requirement <br />Front Yard Not less than 30 feet <br />Side Yard 7 ½ feet <br />Rear Yard Not less than 30 feet
