<br /> Setback Requirement Parcel B <br />Front Yard Not less than 30 feet Survey - 48.1 feet <br />Side Yard 7 ½ feet North Side – 14.1 feet <br />South Side – 21.3 feet <br />Rear Yard Not less than 30 feet Estimated – 60 ft <br /> <br />Easements. The certificate of survey submitted by the applicant does show the 6 foot perimeter <br />drainage and utility easement around both lots. <br />Park and Trail Dedication. As a condition of lot split, it is recommended that the new Parcel A be <br />subject to the City’s park and trail dedication/cash contribution requirements of $3,500 payable at the <br />time of construction. <br />Grading, Drainage & Utilities. Per the City Engineer , the 6 -foot drainage and utility easements being <br />dedicated along all lot lines excluding the northerly most property line of Parcel A meet the standard <br />requirements. The easement along the north lot line of Parcel A is dedicated as 10 feet due to an <br />exist ing storm sewer pipe and is sufficient. Additionally, the applicant should provide a grading plan <br />for staff review and approval to verify that the drainage from each lot will be conveyed within the <br />provided drainage and utility easements prior to issuing a building permit for the north lot. <br />City staff is aware from the Public Works Director that there are currently two water and sewer <br />connections to the property. Therefore, city staff does not expect any concerns with availability of city <br />water or sewer connections as a result of the proposed lot split. <br />Summary and Recommendation <br />The proposed lot split is consistent with applicable zoning and subdivision ordinance requirements. As <br />a result, Planning Staff recommends approval of the lot split at 2572 Spruce Street subject to the <br />following conditions: <br />1. Future plans for Parcel A are subject to current code requirements and must comply with any <br />and all applicable codes. <br /> <br />2. A grading plan is submitted for staff review and approval prior to issuance of the building <br />permit for Parcel A. <br />
