<br /> <br /> STAFF REPORT <br /> <br /> <br /> <br />TO: Little Canada Planning Commission <br /> <br />FROM: Jessica Jagoe, Associate Planner <br /> <br />DATE: May 25, 2016 <br /> <br />RE: 2572 Spruce Street – Lot Split <br />Background <br />Ellen Widman has requested a simple subdivision for a lot split at 2572 Spruce Street. The subject site <br />is 23,522 square feet and the proposed lot split would create two single family residential lots. <br />The property currently has one single family residential dwelling (house with attached garage) on the <br />south side of the parcel. The applicant has proposed that the existing structure would remain on Parcel <br />B. The newly created lot on the north half of the parcel would be sold with the intention tha t someone <br />would build a new single -family home on P arcel A. <br />Analysis <br />Zoning/Land Use. The subject site is zoned R-1, Single Family Residential which lists “single family <br />dwellings” as permitted uses. The proposal to subdivide the parcel in order to create one new single <br />family residential buildable lot is consistent with applicable zoning code requirements. <br />Lot Area and Width. The following table illustrates required R-1 District lot area and width <br />requirements along with those being proposed by the applicant: <br /> Required Lot A – New Lot Lot B – 2572 Spruce <br />Street <br />Lot Area: <br />Interior <br />10,000 square feet 10,103 sq. ft. <br /> <br />13,470 sq. ft. <br />Lot Width: <br />Interior <br />75 feet 75 ft <br /> <br />100.05 ft <br /> <br />As shown above, both lots comply with applicable R-1 District lot area and width requirements. <br />Setbacks. As previously indicated, the applicant has no definite/confirmed plans for the newly created <br />lot. However, it would be staff’s recommendation that approval of the lot split would be subject to any <br />future plans for that lot to be in compliance with R -1 standards for setback requirements at the time of <br />construction. <br />The existing home on Parcel B do es comply with setback requirements for R-1 single -family <br />residential.
