MINUTES <br />CITY COUNCIL SPECIAL MEETING <br />JUNE 20, 2016 <br />Planned Unit Development, the City is creating a custom district for a <br />specific use, so any future users would need to either amend the site's <br />Planned Unit Development allowed uses, or go back to a regular zoning <br />district. In a Planned Unit Development the City can be very specific and <br />customized in order to make it difficult for a future user to easily move in. <br />Mcgraw stated that the Council also has the adjacent neighborhood to <br />protect, and even though the Council may like the Tri-State proposal, there <br />could be a different user down the road. The City Administrator stated <br />that the Planned Unit Development district is likely the most workable <br />option if the Council wants this proposal. Mcgraw stated that he thinks <br />this proposal could be workable and wants to keep Tri-State Bobcat in the <br />city, but dealing with the future potential uses is important. Fischer stated <br />when he envisioned repurposing this parcel, he hoped for a good <br />commercial use, but since that didn't happen in the last few years, he is <br />open to other ideas and thinks it is a respectable option. <br />Mcgraw clarified that all of the display equipment is put away at night. <br />Mr. Quirk stated it was, and the property's lighting is dimmed at night and <br />the fence is wired with a security system. Montour stated that if City Staff <br />can make the Planned Unit Development language work and keep control <br />of the outdoor storage, he is supportive of this proposal.
