<br />3. The emergency vehicles kept on the property are limited to those for sale or awaiting outfitting <br />service and are kept in an approved storage area that is paved. <br /> <br />4. Emergency vehicles being kept in the storage area shall be in operable condition, and shall be <br />licensed according to the State sales license held by the business owner on the premises. <br /> <br />(Note: The applicant has indicated in their application that attempts would be made to keep <br />inoperable vehicles inside, but at times inoperable vehicles could be kept outside. Staff is <br />recommending inoperable vehicles must be kept inside as a condition given the limitations and <br />higher standards for outdoor storage in the I-P, Industrial Park District.) <br /> <br />5. There shall be no more than twelve (12) emergency vehicles kept outdoors at any time. <br /> <br />(Note: City code for motor vehicles sales lots requires a minimum of three hundred eighty <br />(380) square feet of sales area per vehicle. A parking stall under our code is required to be 180 <br />square feet and an ambulance on average is 150 square feet. This additional area required for <br />motor vehicle sales lot was to allow for customers to walk around the vehicle, open doors, etc. <br />Given that browsing of vehicles by customers is not permitted for this use, a reduce area is <br />acceptable as long as the storage area does not exceed I-P limitations.) <br /> <br /> <br />6. The Emergency Vehicle storage area shall not exceed twenty-five (25) percent of the gross <br />floor area of the principal structure or ten (10) percent of the lot area, whichever is less. <br /> <br />(Note: This is the same standard for outdoor storage under the I-P zoning district. The building <br />at 8 South Owasso Boulevard is 13,840 square feet (25% = 3,460) and the lot area is 50,529 <br />(10% = 5,052). As such, this property would be allowed up to 3,460 square feet of outdoor <br />storage area. <br /> <br />However, a requirement of the I-P district is that no outdoor storage can be within 10 feet of the <br />property line. This similar provision was removed from the I-1 standards for outdoor storage <br />when that was amended in 2010. Additionally, this newly created section is limited to <br />emergency vehicles only so staff considers that similarly to parking and is not recommending a <br />setback from rear or side yard setbacks.) <br /> <br />7. A perimeter curb is provided around the parking and storage lot. <br /> <br />8. No more than one (1) Emergency Vehicle Sale/Storage Lot with Ancillary Outfitting Services <br />may be in full force at any one time in the I-P District. <br /> <br />9. City License shall be subject to an annual review and such use shall demonstrate compliance <br />with all terms of the licensing ordinance. The following license is required: <br />• Emergency Vehicle Sale/Storage Lot with Ancillary Outfitting Services issued by the <br />City of Little Canada <br /> <br />10. A licensee shall have a valid Dealer License through the State of Minnesota Driver and <br />Vehicles Services Dealer Unit. Additionally, the license holder shall be subject to any and all <br />applicable licensing requirements set by State of Minnesota Dealers Division. <br />
