4 <br />8.Signage. Signage is being reduced, in that the order board graphics are no longer a <br />part of the proposal. <br />Summary and Recommendation <br />The original staff report incorporated the following conditions as a requirement for approval. <br />These continue to be part of the staff recommendation, as amended or modified by the <br />comments noted above. <br />The applicant has proposed to add additional landscaping and fence changes to increase the <br />buffer to the east to address a portion of these impacts. Planning staff believes that the <br />proposed drive-through can be accommodated with some additional consideration to site <br />planning. The following options should be considered: <br />a. Add landscape buffering to the north property line to augment the existing <br />vegetation. <br />b. Consider shifting the drive-through order board and window one car-length to <br />the east (to the rear of the site) to facilitate quicker turning for traffic existing <br />from the drive lane, and increasing distance from the entrance to the <br />Valvoline building. <br />c. Ensure that no additional lighting, other than the improvements noted in the <br />application, is proposed for the site to avoid potential lighting glare toward <br />residential property. <br />d. Add an internal stop sign for north-bound rear-lot vehicles existing the <br />property through the drive-through lane area. <br />e. Provide pavement markings to reinforce the circulation patterns for entering <br />and exiting traffic. <br />f.
