<br /> <br />The City Engineer’s report addressed number of layout and utilities items that required <br />attention on the final construction plans. <br /> <br />The site plan shows 30 total parking spaces, and the applicant indicates that overflow <br />parking for employees would be available on the Cardigan Ridge site, which has excess <br />parking available. Taco John’s requires 13 spaces, in addition to the drive-through, <br />resulting in 17 additional spaces on site for the second tenant. This is approximately 1 <br />space 100 net square feet, which should serve the site for a small restaurant. <br /> <br />The site plan has been modified to better accommodate driving lane widths and parking <br />space depth. All drive aisles are shown to be 22 feet in width, which will accommodate <br />two-way traffic. <br /> <br />The last zoning item would relate to building signage, which can be submitted under the <br />regular code allowances if the applicant is not seeking any flexibility in site signage. <br />This would be an ongoing condition of Final PUD approval. <br /> <br />The applicant has also submitted final landscaping and lighting plans which are <br />consistent with zoning ordinance requirements. <br /> <br />Summary and Recommendation <br /> <br />The revised plans appear to meet the planning requirements of the Development Stage <br />PUD approval, with the note that the City Engineer will review the civil plans for <br />consistency with the engineering and public works requirements for the project. <br />Planning staff recommends approval of the Final PUD, with the following conditions. <br /> <br />1. Recording of a cross-parking agreement with Cardigan Ridge for overflow <br />parking when necessary. <br />2. Final signage plans to meet the requirements of the City’s sign regulations and <br />applicable architectural guidelines requirements. <br />3.
