<br />Little Canada Zoning Ordinance General Provisions <br />903-4 <br />g. If constructing a metal-sided building, the applicant shall include, at the <br />discretion of the City Council, upgraded building materials at the direction <br />of the City Council, including but not limited to, the following: <br /> <br />(1) A wainscot of masonry materials at least thirty-six (36) inches in <br />height on the front, and other portions of the building exposed to <br />neighboring properties or public right-of-way; <br />(2) Other materials or architectural enhancements to walls, roofs, or <br />windows and doors. <br /> <br /> <br />903.020. GENERAL BUILDING AND PERFORMANCE REQUIREMENTS. <br /> <br />A. Purpose. The purpose of this Section of the Zoning Ordinance is to establish general <br />development performance standards. These standards are intended and designed to assure <br />compatibility of uses; to prevent urban blight, deterioration and decay; and to enhance the <br />health, safety and general welfare of the residents of the community. <br /> <br />B. Dwelling Unit Restriction. <br /> <br />1. No cellar, basement, garage, tent, accessory buildings, trailers, or recreational <br />vehicle shall at any time be used as an independent resident or dwelling unit, <br />temporarily or permanently. <br /> <br />2. Basements may be used as living quarters or rooms as a portion of residential <br />dwellings, provided such rooms meet all applicable building and fire codes. <br /> <br />3. Tents, play houses or similar structures may be used for play or recreational <br />purposes. <br /> <br />4. Opt-Out of Minnesota Statutes, Section 462.3593: Pursuant to authority granted <br />by Minnesota Statutes, Section 462.3593, subdivision 9, the City of Little Canada <br />opts-out of the requirements of Minn. Stat. §462.3593, which defines and <br />regulates Temporary Family Health Care Dwellings. <br /> <br />C. Platted and Unplatted Property. <br /> <br />1. Any person desiring to improve property shall submit to the Building Official a <br />survey of said premises and information on the location and dimensions of <br />existing and proposed buildings, location of easements crossing the property, <br />encroachments, and any other information which may be necessary to insure <br />conformance to City Ordinances. <br /> <br />2. All buildings shall be so placed so that they will not obstruct future streets which <br />may be constructed by the City in conformity with existing streets and according <br />to the system and standards employed by the City.
