Except in the case of planned unit development as provided for in Section 923 of <br />this Ordinance, not more than one (1) principal building shall be located on a lot. <br /> <br />4. On a through lot (a lot fronting on two (2) parallel streets), both street lines shall <br />be front lot lines for applying the yard and parking regulations of this Ordinance. <br /> <br />D. Accessory Buildings, Structures, Uses and Equipment. (See Figure 903-1) <br /> <br />1. An accessory building shall be considered an integral part of the principal <br />building if it is connected to the principal building by a covered passageway. <br /> <br />2. a. No accessory buildings, garden sheds, structures, uses or equipment shall <br />be erected or located within any required yard setback area other than a <br />rear yard. Subject to Section 903.020.D.2.b. below, garden sheds may be <br />located in the side yard, provided that such shed is located no closer than <br />three (3) feet to any side or rear lot line. In no case shall a garden shed be <br />located within thirty (30) feet of a public right-of-way. <br /> <br />b. Upon approval of a conditional use permit, one accessory building or <br />garden shed may be located within a side yard, but shall be no closer to the <br />front line of a lot than the front building line of the principal structure. The <br />issuance of a conditional use permit for location within the side yard shall <br />be considered to be a special exception, conditioned upon factors <br />including, but not limited to, the following: <br /> <br />(1) The accessory building or garden shed is screened from the view <br />of the public street with fencing and/or landscaping. <br />(2) The architectural appearance of the accessory building or garden <br />shed is reasonably coordinated with the principal structure. No <br />corrugated metal siding or roofing shall be allowed. <br />(3) Placement of the accessory building or garden shed shall not <br />detract from the appearance of the streetscape and shall be <br />consistent with the character of the neighborhood. <br />(4) The accessory building or garden shed complies with all other <br />provisions of this section. <br />(5) The provisions of Section 921.030 of this Ordinance are <br />considered and met. <br /> <br />3. Accessory buildings in residential zoning districts shall not exceed fifteen (15) <br />feet in height, shall not be closer than six (6) feet to any other building or <br />structure on the same lot, and shall not be located within a public drainage, utility <br />or access easement. Subject to other provisions as contained in this section, <br />accessory buildings, uses and equipment may encroach into the required rear <br />yard, but in no case shall an accessory building, use or equipment be located
