<br />Little Canada Zoning Ordinance General Provisions <br />903-23 <br />c. Within a required front yard, stoops, windows, energy conserving attached <br />vestibules, not exceeding forty (40) square feet, may encroach no more <br />than five (5) feet. <br /> <br />3. In rear yards: recreational equipment, clotheslines and poles, arbors and trellises, <br />balconies, breezeways, open porches, detached outdoor living rooms, garages, and <br />air conditioning or heating equipment to a point not less than ten (10) feet from <br />the rear lot line. <br /> <br /> <br />903.040. GENERAL AREA AND BUILDING SIZE REGULATIONS. <br /> <br />A. Purpose. This Section identifies general area and building size requirements and <br />exceptions to general height requirements in each zoning district. <br /> <br />B. Usable Open Space. Each multiple family dwelling site shall contain at least five hundred <br />(500) square feet of usable open space as defined in Section 902 of this Ordinance for <br />each dwelling unit contained thereon. <br /> <br />C. Height. The building height limits established herein for districts shall not apply to the <br />following: <br /> <br />1. Belfries. <br />2. Chimneys or flues. <br />3. Church spires. <br />4. Cooling towers. <br />5. Cupolas and domes which do not contain usable space. <br />6. Elevator penthouses. <br />7. Flag poles. <br />8. Parapet walls extending not more than three (3) feet above the limiting height of <br />the building. <br />9. Water towers. <br />10. Television and radio antennas not exceeding twenty (20) feet above roof. <br /> <br />D. No excluded roof equipment or structural element extending beyond the limited height of <br />a building may occupy more than twenty-five (25) percent of the area of such roof nor <br />exceed ten (10) feet unless otherwise noted. Such equipment shall be screened with <br />architectural elements that utilize the design and materials of the building. <br /> <br />E. Except in the R-1 and R-2 Districts, maximum height for principal buildings in the <br />individual zoning districts may be increased up to one hundred fifty (150) percent of the <br />district limits by Conditional Use Permit, provided that the City finds that the character of <br />the area will be maintained, that the additional height enhances the architectural character <br />of the building, and that the additional height will not create a negative impact on <br />surrounding neighborhoods. <br />
